Good Morning,
I have received my first sunroom project in our jurisdiction.
What would be the documentation required for this type of project?

Good Morning. What is the scope of the sunroom project? It is an existing porch they are enclosing? Or are they building in an entirely new room? That is going to make a big difference.

Typically, the full enclosure of an existing patio into a sub room requires permits. You have to be concerned about the ingress / egress from a fire code point of view as you have now created a second exit to get out of the home. Now if they don't have a door, and it is an existing patio, just being enclosed, I don't know that I would be too worried about it.

On these projects what I have seen as trigger points are the full enclosure creating a new exit, addition of electrical for cieling fans, or porting the existing HVAC system into the room.

What's the overall scope? I would be happy to chat more about it.

I Googled "Arizona room" and looks like there are plenty of prefab options. Is it one of those, or is it a custom design/build? I don't do building permitting, but I would think prefab would have more predictable elements as far as code compliance goes.

Is the structure fully enclosed and would it add an additional door to the outside?

Feel free to share other details worth discussing, if you're at liberty to.
 
Yes Eric. The applicant is proposing a sliding door. She also is proposing a custom build.
 
The custom build doesn't worry my too much. I would be looking at the fire and building codes for ingress/egress and make sure it is still compliant. You may need a landing for the stairs if there are any, etc. As far as framing it in, that likely isn't going to be a big deal.
