Years ago, I had to submit a request for a building exemption. I wasn't the only applicant that day; and, I was surprised at how heated the discussion got during the planning meeting for a couple of other residents. It looked like their whole neighborhood turned out to oppose their projects. Thankfully, my exemption was unopposed and uneventful, but I still follow a few professional LinkedIn accounts that discuss building and planning from when I was preparing to push my project forward. One of my favorites is by Joe Morris, and it's what I'd consider a must-read for anyone who is looking to go before a planning committee or anyone who plays a part on a planning committee. It's an insightful article.

The atmosphere wouldn't feel nearly as suffocating had teams of people not put in hours and hours researching, planning, and documenting each step of their proposal. So much money and time goes into it, that it'll always feel like the stakes are high.

I used to take minutes for a planning and zoning commission for a small mountain town, and I agree, there is either 0 opposition or the whole team of people willing to die on their hill. It's nice to see how involved a community is, though the influence of local newspapers definitely sways how much of a turnout there is for certain issues.
The whole process of seeking P&Z commission approval can be intimidating, costly, and occasionally fruitless. A good and supportive planning department can make all the difference as they work with applicants to get them in compliance and recommend approval to the P&Z commission.
